I’m Kevin Oler, and I own Barrier Island Photography, which is a subsidiary of Barrier Real Estate Marketing in Melbourne Beach, Florida. BIREM is multi-faceted service provider specializing in Architectural Photography, Design, Graphics, Marketing and Website creation. Launched from a darkroom in 2001 when I was developing my own film, BIREM was the pioneer in professional real estate photography to the central Florida region.
My Experience
I’ve personally photographed over 13,000 properties that helped generate more than $2 billion in Brevard County property sales, but the body of work expands far beyond the residential setting. My portfolio includes a multitude of marketing assignments including branding elements, logo designs and menu creation for a variety of restaurants throughout Florida and Tennessee. Website construction and promotional materials for B&B’s and vacation rentals in Florida and South Carolina. Numerous freelance projects that have taken me from the coast of Oregon to the Cayman Islands.
I started my career as an Architectural Designer for one of the country’s top 50 Architectural & Engineering firms. As an elite member of a select team responsible for assignments in the Aerospace division, our client list included NASA, Lockheed Martin, Boeing, McDonald Douglas and Beal Aerospace to name a few. Under the Entertainment division, I was responsible for high-profile projects at Universal Studios in Orlando, including the ideation and creation of fundamental design elements for both the Dueling Dragon’s and Poseidon’s Fury attractions. Spawning a promotion to the Marketing department, I spent the next 3 years as the firms sole architectural photographer and one of two graphic designers responsible for all marketing and presentations, securing future projects for the firm of over 150 professionals. With 25 years of design experience coupled with 21 years in professional photography (18 of which were solely dedicated to real estate), I’m classified as an expert in my field… and the first comprehensive real estate marketing solution in Brevard County.

With that in mind, I am committed to provide each client with the most spectacular, authentic and real representation of their home imaginable. The internet is littered with sites that offer doctored images, taken by novice photographers, that are photo-shopped to death. Over saturated, HDR cartoon- photography shot with a digital 10mm lens does not meet the definition of professional photography. I stand alone in my conviction that architectural photography is about the quality of the product, not about the number of customers. I personally take your order, shoot your property and perform ALL post production including color-correction of every photo by hand…a painstaking procedure.
I started this business not only to fill the need for professional real estate photography in Brevard County, but because I am a true Architectural photographer... the prerequisite for being a true real estate photographer. The hardest part about real estate photography is making the home look exactly the way it appears in real life, not a fake representation of a home that doesn't exist. EVERY image on this site is shot with AVAILABLE LIGHT. I do NOT use HDR OR FLASHBULBS! Post Production and color correction along with a professionally trained eye is 100% of my photography. I provide two types of aerial photography: Low level, which I personally generate from elevations between 20 and 40 feet, and drone, which I contract through an associate that is a licensed and insured pilot. While both offer spectacular results, pricing structures vary. Examples of both are provided below. (Low level aerial photography produces a much better result due to the ability to use a professional camera).

An increasing number of Real Estate agents are opting for this service, as the number of available views and 3D walk through capabilities provide endless angles and vantage points. What I find is that most agents are using Matterport as an excellent addition to their listing presentations. Not only does this platform enable the customer to view the home in advance, it offers a terrific alternative when logistical problems such as scheduling conflicts and travel distance come into play.

Simple and clean in design, my brochures are both professional and impressive. I've produced thousands of these for my customers over the past 18 years, using 300 dpi images and 100 lb double-sided gloss cover stock. The quality of this product dwarfs what you’re accustomed to seeing stuffed into plexiglass holders. While I do not use templates, and most of my customers prefer a standard brochure, custom designs are also available. Properly facilitated, this will massively enhance the communication process and enable the agent to set the hook and sign the contract. Using Photoshop, Illustrator, AutoCAD and any slideshow platform requested, I hand craft productions that are tailored to meet the needs of the customer. These decks typically provide from 7 to 25 pages of brilliant illustration, combining video, audio, text and any digital elements that may be desired such as charts, graphs or animation. These can be generated in high resolution for print, or low resolution for web-viewing.

Over the past 18 years I’ve completed more than 2,500 floor plans, each one personally hand-drawn on site then converted to CADD or drawn from a set of construction documents. Even with the advent of Matterport technology, I continue to supply this for customers on demand. The example below was hand-drawn and then redrawn in CADD.

This technique is helpful in large floor plans so the visitor can immediately see where the living areas, bedrooms, bathrooms and storage space is located in the layout. You can apply this technique to commercial renderings as well.
